AIC funds new construction loans across Oregon

Our business-purpose loans are streamlined to create the most efficient process possible for our builders.

AIC typically funds loans for single-family homes, multiple-unit projects (duplexes, triplexes, etc.), mixed-use commercial/residential, and commercial/industrial buildings. Many of our projects increase density in city centers in and around Portland. AIC can generally lend up to a maximum of 65% of the after-repair value (ARV), but in all cases the borrower must have an investment in the project. New-construction loans make up approximately 40 percent of our Oregon portfolio.

No Inspection Fees

Construction funds are held by AIC in our client trust account and disbursed to you or your sub-contractors using our draw-request forms. In nearly all cases, the construction draws will be processed the same day we receive the request.

AIC completes all its own draw inspections and does not charge inspection fees for draws. We can accommodate virtually any draw schedule and will guide you through the process. New-construction loans require a line-item budget, CCB licensing, and course-of-construction insurance.

Receive funding

We’ll open escrow once we have your application. You can sign at escrow and we’ll close and fund on the same day. It takes a few business days to receive the title report and to order loan documentation. Our process is streamlined and fast!
