AIC has 35 years of experience in funding difficult and challenging loan requests.

We have multiple funding sources, including private investors, trusts, and pension/profit sharing plans, many of which we have worked with for decades.

AIC offers a common-sense, streamlined approach to private-money real estate loans. We welcome Oregon mortgage brokers to send us loan proposals for any type of property. The loan request must be for a bona fide business purpose – not for personal, family or household purposes. A personal residence cannot be used for collateral.

Our typical transaction looks like this:

  • Loan amounts ranging from $50,000 to $1,000,000 with additional funding considered on a case-by-case basis
  • 65% or lower loan-to-value ratio (although we are willing to listen to your proposal and will consider additional collateral in some cases)
  • 23-month term
  • 12% monthly interest-only payments
  • Generally, three to five points to AIC, with an additional fee to the referring broker
  • No prepayment penalty

AIC requires first-lien position. In special circumstances, we may take a second-lien position as additional security to make the proposed loan request work.
