AIC lends money for the purchase or the remodeling of non-owner-occupied Oregon property. We are creative and structure each loan around the specific merits and challenges of the project. We close quickly and do not need an appraisal. AIC utilizes a comparative market analysis (CMA) provided by a local Realtor to help establish the after-repair value (ARV).  AIC can generally lend up to a maximum of 65% of the ARV. Loans for remodeling projects comprise approximately 40 percent of our Oregon portfolio.

Many of the loans AIC fund are based along the I-5 corridor, stretching from Medford to Portland. Our focus regions include Portland, Salem, Eugene, and Bend. As you see in our case studies below, AIC enjoys funding remodeling projects that restore and enhance classic homes.
