Many of AIC’s new private-money construction loans in the city of Portland have recently included a lot-confirmation or lot-partition component. This Borrower acquired an older home in need of major repairs. He ultimately demolished the home to make way for a detached single-family home and a duplex residence on the confirmed corner lot. Once the home was demolished the Borrower confirmed the original lot-line to create two separate lots. Then he completed a lot-line adjustment to increase the size of the corner lot. A single-family detached home was constructed on the interior lot and a duplex was constructed on the corner lot.
